Overview
Registration of pre-sell property transfers, whether off-plan or under construction, in full compliance with Dubai Land Department (DLD) regulations.
Fees
- Dubai Land Department Fees: (Manager’s Cheque to “Dubai Land Department” / Credit Card / ePay)
- 4% of sell value + AED 40
Registration Fees (Credit Card or Cash)
- Below 500,000 AED = AED 3,675
- 500,000 AED and above = AED 5,250
Required Documents
- Initial contract of sell
- NOC (No Objection Certificate) – Original/Electronic copy/ENOC from developer
- Unified sell contract from Dubai REST app (if broker involved) OR MOU (Contract F)
- Emirates ID (buyer, seller, POA)
- Passport copy with entry stamp (for non-residents)
- Original Power of Attorney in Arabic (if applicable; must specify buying, selling, or transfer rights)
- Manager’s cheque in seller’s name
- Stamped statement of accounts from developer
Important Notes
- POA issued in Dubai court has no expiry.
- POA issued outside UAE: valid 2 years (selling) / 5 years (buying).
- All signatories must present original Passport, Visa, and Emirates ID.
- Fees and requirements may change as per DLD regulations.
