Overview
Property transfers made as a gift or family grant are registered with the Dubai Land Department to ensure legal compliance and proper documentation at every stage.
Fees
- Dubai Land Department Fees (Manager’s Cheque to “Dubai Land Department” / Credit Card / ePay):
- Land = AED 2,410 (if valuation < AED 1,600,000)
- Apartment/Villa/Unit = AED 2,560 (if valuation < AED 1,600,000)
- Land = 0.125% of value + AED 410 (if valuation > AED 1,600,000)
Registration Fees (Credit Card or Cash)
- Below AED 2,000,000 = AED 2,100
- AED 2,000,000 and above = AED 4,200
Required Documents
Individuals
- A no-objection e-certificate (E.NOC) from the developer of the freehold areas (via Dubai REST App)
- A proof of paternity: Marriage contract for married couples: Translated and certified by the concerned country’s embassy at the concerned country, and their Ministry of Foreign Affairs
- Birth certificate for children: Translated and certified by the concerned country’s embassy at the concerned country, and the country’s Ministry of Foreign Affairs – adding a proof of paternity or kinship from the customer’s embassy inside the country
- UAE ID (for identity proof only, no copy will be submitted) OR a copy of a valid passport for non-resident foreigners
- A legal power of attorney in case a representative
For UAE Citizens
- Marriage contract for married couples or family booklet extract
Important Notes
- POA issued in Dubai court has no expiry.
- POA issued outside UAE: valid for 2 years (selling) / 5 years (buying).
- All signatories must present original Passport, Visa, and Emirates ID.
- Fees and requirements may change as per DLD regulations.
