Property Blocking
- Used to temporarily secure a property from being sold or transferred, ensuring full control until conditions are met.
Fees
- DLD Fees: AED 1,020
- Registration: AED 525
Requirements
- Copy of Title Deed
- NOC from developer
- Liability certificate from bank (in Arabic) stating mortgage details and release terms
- Unified sales contract (Dubai REST app) OR MOU (Contract F)
- Manager’s cheques (Buyer–Seller, Bank, DLD)
- Emirates ID, Passport copy (non-residents), POA if applicable
Property Unblocking
- Releases a previous restriction or mortgage, allowing free transfer or sale of the property.
Fees
- DLD Fees:
- Mortgage Release = AED 1,290
- Lease-to-Own Release (Unit/Villa/Apartment) = AED 1,560
- Lease-to-Own Release (Land) = AED 1,410
- Registration
- AED 315 (Cash)
- Below AED 500,000 = AED 2,100
- AED 500,000 + = AED 4,200

Important Notes
- POA issued in Dubai court has no expiry.
- POA issued outside UAE: valid for 2 years (selling) / 5 years (buying).
- All signatories must present original Passport, Visa, and Emirates ID.
